Copen Grand EC At Tengah To Begin Preview 7 Oct 2022
Copen Grand is the first executive condominium (EC) launch in the upcoming town Tengah, that will be built by CDL and MCL on a site area of 22,020.8 sq m and a maximum GFA of 61,659 sq m. Copen Grand EC is expected to house 639 units that will spread across 12 blocks of up to 14 units storey high.
The tender for the 99-year leasehold plot of land at Tengah Garden Walk was launched by Housing Development Board, HDB on 26 November 2020, that was concluded on 25 May 2021. Eventually, it was awarded to the highest bidder Taurus Properties SG Pte Ltd (a wholly-owned subsidiary of CDL and MCL Land) for $400,318,000. The price translates to $603 per square foot per plot ratio (psf ppr), setting a new benchmark for an EC site under HDB’s GLS programme. There were a total 7 offers submitted which included reputable developers like CSC Land Group, Sim Lian, Hoihup and Sunway. It is also notable that the psf ppr is $576 higher than the previous EC site at Yishun, North Gaia.
Copen Grand EC is expected to receive healthy demand from potential buyers and investors that are drawn to the proximity of Jurong Innovation District and the smart eco-town in Tengah. The demand for ECs in Singapore has always been very strong and as mentioned by the Propnex’s Head of Research and Content, Wong Siew Ying, Copen Grand’s potential selling price could hover around $1,190 to $1,250 psf.
